To secure the property, you need to pay a deposit of 20% upon booking. The balance is due 60 days before your arrival. If your arrival date is within 60 days, full payment is due at booking. All transactions are in Australian dollars.
The full amount is due 60 days before check-in. If we do not receive full payment by this time, we reserve the right to cancel the booking without notice. You will forfeit the deposit, which is non-refundable in such cases. You will be responsible for the full rental amount, whether or not you occupy the property.
The security deposit varies from $500 to $2000, depending on the property. The amount is listed in the property description when booking.
We accept payments for booking and bond via direct transfer or credit card. Charge holds are taken one day before check-in and returned within six days after check-in. For bookings longer than six days, we take the bond in full and refund it seven days after check-out. We require payment by credit card in the booking name with ID (driver’s license or passport) scanned and uploaded to our booking platform or emailed for identification.
We strongly recommend travel insurance. If you cancel your booking, we will issue a refund only when another booking replaces it for the same dates and tariff. A $250.00 admin fee and any credit card fees will be deducted. Refunds are not given for cancellations within 60 days. If the booking is more than 60 days out, we can issue a travel credit and charge a $250 admin fee if another reservation of equal or greater value is made. These credits are redeemable within a 12-month period.

Where possible, we will accept booking changes for a $250 admin fee. A variation that reduces the rental fee will be treated as a cancellation.
If you cancel in writing more than 60 days before the booking start date, you will be released from liability for the full hire balance. The deposit is non-refundable. If we receive written notice of cancellation 60 days prior and find guests to fill the dates at the holiday home, we will refund the agreed deposit, less a $250 admin fee and any reduction in rate.
We will make every effort to ensure the property is available as booked. However, we reserve the right to alter bookings due to unforeseen circumstances (e.g., fire, flood). If changes or cancellations are necessary, we will inform you as soon as possible. If we cancel your booking, we will refund any fees you have paid to us. However, we will not refund fees you may have paid to third parties (e.g., travel, entertainment, activities, insurance).
All our houses have a strict no-party policy with no additional guests allowed without written authorization. Sound travels easily to neighbors, so noise levels must be respectful at all times. No music or outdoor entertaining is allowed after 10 PM.
Check-in is any time after 3 PM and check-out is by 10 AM unless arranged prior.

The host will be alerted if the monitor detects noise, crowding, or smoke in the property.
The property is not for weddings, parties, hens/bucks nights, receptions, filming, photography shoots, or commercial purposes. If you use the property for such events, you will forfeit your bond and may be evicted without notice. You will be liable for all eviction costs.
Upon arrival, you agree to accept the property, provided it meets the basic description listed on the booking platform.
You agree to keep the property in good condition. Upon departure, the property should be in the same condition as at check-in. Report any damage to furnishings, fixtures, or furniture within one hour of occupancy.
You are responsible for all damage, breakage, and loss to the property, except for normal wear and tear. You agree to keep all pipes, wires, glass, plumbing, household contents, and other equipment in the same condition upon departure as at check-in. The property will be inspected before arrival and after departure. Any loss or damage will result in a charge for repair or replacement value. If you cause any damage, you will reimburse the host for repair or replacement costs up to the agreed amount. The rental damage coverage begins at check-in and ends on the departure date. It includes damage due to intentional acts, gross negligence, theft, and other specified causes. Report all damage or theft to the host by the departure date.
